 본 건물의 사이트는 성신여대입구역과 성신여대 사이의 대학가 중에서 거리의 활기가 끝나는 언덕 길의 꼭대기에 위치하고 있다. 건축주는 오르막 거리의 끝에 위치하는 대지의 단점을 극복하고자 하였다. 그래서 언덕에서 최대한 높은 건물을 짓고, 건물의 상부에서 주변의 풍경을 즐길 수 있는 외관과 외부공간을 가지는 건축물을 제안하였다.

 대지는 다행히 북도로를 면하고 있어서, 최대 용적률을 확보하면서 5층까지 계획이 가능하였다. 정북일조사선을 피하면서 4,5층에는 성신여대 일대를 조망할 수 있는 외부 테라스를 계획하였고, 4층은 폴딩도어를 적용하여 활용성을 극대화하였다. 가장 넓은 전망을 가진 옥상은 5층과의 연계를 고려하여 계획하였고, 야경을 즐기면서 옥상을 즐길 수 있는 경관조명을 디자인하였다. 

 층별 바닥면적이 작은 점을 극복하고자 경사가 심한 대지임에도 장애인 승강기를 성립시켰고, 외부계단을 적용하여 각종 면적 공제를 최대한 활용하여 실사용 바닥면적을 최대한 활용하였다. 외부계단은 익스팬디드메탈을 외장재로 사용해 우천 시에도 사용이 용이하도록 하였고, 저녁 이후에 조명을 밝힌 계단실은 메탈 사이로 새어나오는 빛으로 아래 쪽 거리에서도 사람들의 눈에 쉽게 띄는 등불과 같은 역할을 한다. 더불어, 회색톤의 민무늬 노출콘크리트와 메탈, 그리고 유리가 만드는 심플한 투톤 외관은 다양한 색상과 종류의 재료를 사용해 난잡한 주변 건물들 속에서 그 존재감을 강하게 드러낸다. 

 The site is located at the top of a steep hill between Sungshin Women’s University Station and the university campus—an area where the lively energy of the college district gradually fades. The client sought to turn the disadvantage of being positioned at the very end of the uphill street into an opportunity. In response, we proposed a building that reaches the maximum allowable height and offers exterior spaces where users can enjoy open views of the surrounding neighborhood.

 Facing a northern road, the site allowed us to secure the maximum floor area ratio and develop the building up to five stories. By avoiding the northern sunlight setback, we introduced outdoor terraces on the 4th and 5th floors, each oriented toward panoramic views of the university district. The 4th floor is equipped with folding doors to extend its usability across seasons. The rooftop, designed as a continuation of the 5th floor, incorporates lighting that highlights nighttime views and enhances the usability of the space after dark.

 To address the limited floor area on each level, we installed an accessible elevator despite the challenging slope and added an exterior staircase to maximize allowable area exemptions—ultimately expanding the usable interior floor space. The exterior stairs feature expanded metal cladding, ensuring safe use in wet conditions. At night, light passing through the metal mesh transforms the stair tower into a subtle beacon visible from the street below.

The façade is defined by a minimal two-tone palette of smooth, gray exposed concrete, metal, and glass. This restrained composition creates a strong presence amid the visually cluttered surroundings and establishes a clear identity for the building.
